The construction of 59 consulting suites and a café (sold individually) within three individual buildings (either three or four storeys) interconnected by way of a central atrium and elevated walkways with a combined area approximating 4,700m²
Scope
In addition, the complex comprised three underground levels providing over 200 car spaces. Scope Appointed prior to construction, Health Property & Precincts were engaged in all aspects of the future development, from linking marketing activities to the existing hospital campus, assisting the legal team responsible for the preparation of documents, the architects, builders, and project managers.
HPP’s ultimate responsibility was to sell all 60 suites in addition to leasing strategic positions.

The Appointment
We were initially appointed in 2013, approximately three years before construction commenced. The last suite was sold in 2023. The Challenge Nearby the Sydney Adventist Hospital, a rare opportunity emerged to develop a substantial consulting suite facility as a premium anchor within a larger healthcare ecosystem. The task was not merely to fill suites, but to curate a mix of occupiers that would elevate the precinct’s reputation and long-term viability.
Our Approach
HPP was engaged to lead the sales and leasing strategy for 59 consulting suites and a café, tailoring suite packages to attract high-calibre specialists aligned with the hospital’s standards and reputation. The project required navigating the interplay between hospital operators, private practitioners, and the local community, ensuring that the result contributed to the overall value and positioning of the precinct.
The Outcome
As sales progressed, the San Clinic Parkway became an integral extension of the Sydney Adventist Hospital campus, enhancing patient access to multidisciplinary care and reinforcing the precinct as a destination for specialist excellence. By aligning commercial objectives with clinical needs, HPP ensured sustainable occupancy, strong sales prices that substantially exceeded the budget, and a cohesive healthcare hub that will serve the community for decades.
